Following issue of the Conformance Certificate, Irish Water requires night flow audits to be carried out on the water supply infrastructure within a Development during the Defects Liability Period, at the frequency required by Irish Water's field engineers (IW-CDS-5020-03, Section 4.14). The audit uses the bulk meter or night flow chamber installed within the Development to measure the minimum night flow — any flow above the expected level indicates a leak within the water supply infrastructure. We carry out night flow audits on behalf of developers, interpret the results, and where a deficit is identified, carry out leak investigation, acoustic leak detection, and repair to restore compliance.

What We Carry Out

  • Night flow audit using bulk meter or night flow chamber
  • Measurement and recording of minimum night flow
  • Comparison against acceptable benchmark — any excess flow indicates a leak
  • Acoustic leak detection to locate the source of any identified deficit
  • Repair of identified leaks within the Works
  • Repeat night flow audit to confirm repair success
  • Full audit report issued and results provided to Irish Water
  • Carried out at the frequency required by Irish Water field engineers during the Defects Liability Period
